Project: Design & Planning Application for Rear Business Premises, Rear Extension & Front Crossover – Epsom

We provided full architectural design and planning services for the redevelopment of a residential property to accommodate both business and residential needs. The project involved a multi-faceted proposal, including a rear garden business premises, a rear extension to the main dwelling, and the formation of a vehicular crossover and dropped kerb at the front of the property.

We secured planning approval for the construction of a purpose-built business unit located in the rear garden, following the demolition of the existing single-storey garage. The new structure was designed to function as a professional, standalone workspace while respecting the scale and context of the surrounding residential environment. Thoughtful attention was paid to natural light, privacy, and access, ensuring the space could be used effectively for daily business operations.

As part of the proposal, we also designed and obtained permission for a rear extension to the existing home, improving the internal layout and increasing overall living space. This allowed the client to achieve both personal and professional functionality within a single property footprint.

To support this hybrid use, we also achieved planning permission for the formation of a vehicle crossover (dropped kerb) and front garden hard-standing, creating safe and accessible off-street parking to support both household and business needs.

This project is an excellent example of how clever design and strategic planning can unlock the potential of underutilised spaces. Our client was extremely pleased with the outcome — gaining a compliant, flexible, and future-proof solution that met both personal and business aspirations. It demonstrates our ability to deliver mixed-use residential designs, including garden office projects, rear extensions, and planning applications for dropped kerbs and crossovers across London and the surrounding areas.
